The majority of commercial buildings in North America were constructed before the creation of contemporary energy codes. Many residential high rises, office buildings, shopping malls, airports, hospitals, hotels, healthcare centres, and municipal buildings have inefficient building envelopes that leak heat and have a low R-value. They often feature mid-century modern and post-modern construction and were built between 1950 and 1990. These projects sometimes have masonry facades with brick or concrete and lag behind new buildings in energy performance. Are the Solution

In Toronto, Ottawa, Montreal, Quebec City, Chicago, Boston, and New York, many such older buildings exist and are excellent candidates for deep retrofits. Deep retrofit projects commonly entail replacing the roof, re-cladding or over-cladding the exterior, adding or re-configuring windows for more day-lighting, and replacing the HVAC system. When building envelopes reach their expected service life, they commonly begin requiring costly maintenance to manage water intrusion and other failures. At this point, full building re-clads or over-clads become more desirable than performing regular repairs and allow for a new design aesthetic. Many renovation projects are underway to keep buildings up with modern trends and performance levels.
